Each resident over the age of 18 must submit a separate rental application. Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined NET Income (After Deductions) is at least three and a half times (3.5x) the monthly rent amount. If you are using a Section 8 Housing Voucher then your income and/or voucher must support the rental amount that they gave you based on number of bedrooms and zip code rental amounts you are approved for. We cannot lower the rent to fit your voucher amount. Please do not apply if you have ANY EVICTION COURT filings in the last 7 years or ANY Drug, Sexual or Violent Offenses in the last 10 Years. Your Application Fee will not be refunded if these are found.

1. Photo of Current Valid Drivers License or Govt. Issued ID

2. Employed:
- Most Recent Pay Stub from Current Job and;
- Most Recent Pay Stub from PREVIOUS JOB (Only if you have changed employment this year)
- 2022 W2 from Previous Job and/or Year End Pay Stub (If not currently employed with same employer as you were last year)
- Copy of your Housing Certificate and Zip Code Rental List you were given from the appropriate housing authority.

3. RETIRED or DISABLED: - Documentation showing source of income (Social Security and/or SSI Letter, Retirement or most recent Bank Statement showing Direct Deposit Amounts)

FIRST COME, FIRST SERVED:

- First approved application with Holding Fee/Security Deposit and Signed Lease will get the house.

- If multiple applications are received and approved, property will go to whomever can move in earliest.

- Situs Property Management cannot be held responsible if your application is delayed or denied because our inquiries to verify information from outside sources is delayed, denied, or ignored.

- APPLICATION FEES ARE NON-REFUNDABLE.

- Only applications that are COMPLETE and ALL above required information is received will be processed. If not ALL information is completed or received your application will be cancelled or denied for incompleteness and your Application Fee is Non-Refundable.
